Looking at a building with 2 retail store fronts and an apartment upstairs.  However the building is identified as a property that is eyed for redevelopment.  Property is in nice Essex County NJ suburb. The redevelopment documents provided to me do not have any target dates nor anything to force the building owners to perform redevelopment.  There is a lot of construction already happening in the area. Is this usually restricted to new construction?  Would it be a bad idea to purchase and leave as is?

@Matt Lewis Thanks for the insight, Matt! The ultimate goal is to partner with a contractor, however I am trying to figure out what is an even deal between both of us. Considering the contractor is doing all of the manual labor and keeping costs down, what do I bring to the table to begin this partnership? Do i put up most of the money? If so what %?

I was wondering if anyone had any interesting deals with contractors to offer them a piece of the pie when rehabbing a house. The ultimate goal is to keep the construction costs low which gives you bigger returns, so I was wondering what kind of deals do you make to your contractors to keep the costs lower. Do you offer them a % of the net resale value? Let me know!
