Hi everyone! I have a question for anyone familiar with first time home buyer laws in New Jersey. I purchased a condo as my first property but paid cash and did not use a loan. For my next property am I able to still use my first time home buyer loan being that I’ve never taken out a mortgage? Or do I forfeit that by already owning a property?

I purchased a property with cash. I used all of my own cash and borrowed 55k from my mom. The property was purchased for $135k. Is anyone familiar with what the process to take out a heloc loan for 60k and what my monthly payments would look like? My credit score is 720 and I have no debt.

I just bought a condo that I want to rent out. If I'm going to rent it for $1200 can I charge the tenants a $288 fee for utilities ( to cover my HOA cost)?

@Ryan Paltridge Hey Ryan, thanks for the advice. I bought the condo for myself to live in because I wanted to move out of home. I paid for it cash for $134,900 and plan on living in it for a year and then renting it after that. I can rent it for about 1200$ per month and borrowed 50k from an investor so I have to pay them $380 per month for 15 yrs so after paying them and hoa fees and taxes I’m looking at about 400 a month in rental income. With in this year I would like to find a multi family and house hack it to live in so I can rent out the condo. I know New Jersey is a rough area because of high taxes and prices. If I ever have any questions I will definitely reach out. If you’re free soon and would like to meet for coffee I would like to pick your brain a little bit.

Are there any wholesalers, property managers, or house flippers looking for an assistant? I am in New Jersey and would like to work with experienced real estate professionals. Does anyone know how to start working for one of those companies or people. I have my realtor license and worked with my families rental property but I didn’t go to college so it’s hard for me to find a tradition job in those fields.
