I’m looking to do my first wholesale deal. I have a family member that is willing to sell me there property. I’m looking for the best contract that allows me to assign that contract to a buyer. I already have one buyer who will be interested. Can someone point me in the right direction or tell me what my next step should be

I have a single family property in Pittsburgh, PA I have owned it over a year free and clear. I have it currently for rent and once I get a tenant I want to cash out refinance to buy another rental, is it easier to cash out refinance a rental, I used my own cash my last 2 deals and I have a 520 credit score
