Blower motor is for Furnice type heating. Id reccomend a natural gas boiler with hot water baseboard radiators. Even with power outages you will always have heat.

Natural gas with hot water radiators is the best IMO. Its efficient and clean.

@Josh Edwards You can try to offer them cash but many wont leave. They leave it to family for generations by having a family member receive mail at the address. I also believe that any building with 6 or more families must have a percentage rent controlled units. If a single person is in a rent controlled 2 bedroom unit you can relocate them to a rent controlled studio. People are living in a class A doorman building paying 4X-5X less than market rent for the exact size unit.

Using a vehicle regularly for 20 years may not be possible. I doubt a Tesla will last for 20 years without an expensive battery replacement. I know Japanese cars like Honda, Toyota last a very very long time but the vehicle rots from rust before the mechanicals die. 

To get 20 years from 3-5 vehicle's for the same cost +/- then a new Tesla Model 3 may be possible. A certified pre-owned low mileage Toyota, Honda or their higher end vehicles can work.

Personally, id get rid of the bad debt so i can increase the loan amount on a property. Also, what kind of cash flow are we talking about?? Making $500 a month and the place don't appreciate in value...Forget that headache i wouldn't bother investing in that. The cash flow needs to be worth it.

@David Flores i commute to NYC from Rockland county everyday, about 25 miles. Thankfully, the pandemic did not effect my line of work but it did increase the value of my house. People are flocking away from the city to the suburbs. Since staying home indefinitely is the new norm people want a nice suburban home with elbow room. As for Manhattan, i still find it to be a sad ghost town although it has made my commute and parking a dream. I can find a parking spot on the street and save $600 per month on garage parking. Pre pandemic street parking is basically unheard of in Manhattan (uptown exception). So, $600/month save on parking and a 15% increase in house value..Hey, at least some good came out of this for lots of people. Some not so lucky. Now bosses realize that you can stay home and work and downsize staff as well.
