@Alan Rafferty good luck! I haven’t tried encode as I understood the direct connect to WiFi was significantly more taxing on the battery than one connected through a hub. However if you didn’t want a gun for anything else it’s certainly well regarded.

@Alan Rafferty I’d avoid Nest x Yale in your particular circumstance for 2 main reasons. 1. There is no key backup. This is your only door. 2. The support for problems is pathetic. I had Nest x Yale in 2 homes and just yanked them over the last 2 months and replaced with Yale Assure and SmartThings combined with Rboys App that automatically sets the codes. A bit more “techy” upon initial setup but then quite amazing.
FWIW I’ve had personal experience with Nest X Yale (pulled for lack of reliability when entering codes for guests), Yale with August (if WiFi goes down it won’t reconnect automatically), Schlage Connect with Smartthings (comparable to Yale Assure but a bit more finicky), eRental lock & out current # 1 Yale Assure with Smartthings + Rboy. Extra credit for eRental lock for reliability, no need for WiFi and battery life but without the remote automation).
Congrats on the home in Gburg! We have one there and two under renovation in pigeon Forge!

We start our projects by a small to large renovation so most items are fully functioning and/or new when we start. That being said, things break! We've had fair luck by getting new handymen from apps such as "handy" which we "test" handymen out and then pull the directly into our fold if we are impressed. I would suggest letting some handyman that you find do a small job (one that you might have completed yourself) and gauge if the quality, responsiveness, reliability is what you're expecting (a trial run per se).

@Courtney Radmall we have proper for all of our STRs and while pricey, we feel it is comprehensive. This is a very specific commercial policy for STR and I would not suggest going with anything less.

@Will Lotherington I’d also recommend checking out airdna.co to see what may be real in terms of ADR (average daily rate) & expected occupancy. The start up costs to furnish etc can be considerable if you only have a 1 year lease.

@Cory T. My heart goes out to you having to deal with scum like this. You’re approaching it correctly by getting legal help (and I’m not an attorney).
I always thought about this situation and
1. Never do extended stays beyond 28
2. You “may” have to do some emergency repairs to the unit that could disrupt the illegal tenant (however you’re almost at their mercy bc they could trash your home)- so approach cautiously and with actual legal advice.

@James Barton yes, we did. Based on our personal experience from renting there and a great RE agent we pulled the trigger back in 2017. Lots of learning along the way, but been exciting and profitable. If you know the market intimately it’s a big plus.
