Has anyone invested in buying billboards as a way of passive income?

Using money I have saved to pay off my mortgage on my current home. Or to invest in my first investment property? Ive been going back and forth because less monthly expenses is just as much as an investment as passive income.

Purchase price: $93,000
Cash invested: $5,000

I bought my first home expecting to rent it out. The house is next to a college in a great neighborhood. The house is a 2 bedroom 1 bath but for college students thats all they are looking for. Ill have the house paid off within 5 years of purchasing and it is appraised at $124,000.00
I expect to get $1000-$1200 easily a month.
