We have a single family house for sale on the Westside of Cleveland near the Detroit Shoreway, a great rental area! 

The unit has 3 bedrooms plus a den and 1 bathroom. 

The unit will need rehab. At least bath and kitchen rehab as well as paint and floors throughout to be rent ready. 

The estimated rehab cost is 10-16k depending on finishes and the estimated ARV is 50-65k.

Rent for that house would be 750+ the neighbor rents that unit at 850 through section 8. 

It is a great rental area and has a lot of upside as they are cleaning the neighborhood up. Taxes are less then 700 per year and are paid in full and current.

Hi all, I am wondering how you approach a property purchased as foreclosure to find our if it’s occupied. Can I just show up, knock and if no one answer kick the door in? (I wish). If it is occupied how should I approach the person living there?

Would approaching them and trying a cash for keys deal work? Legally? or should the eviction process just be started immediately?

Said property is in Cleveland, Ohio

Welcome, always nice to see a fellow Clevelander. Both gentleman gave you great info. You can check the county website for exact dollar amount and time of delinquency as well as any liens. Best of luck

What are the market rent values on each unit? Without section 8?
