Do any of you do any types of perks for folks that pay on time?  Recently, I saw a video of someone that gives a tenant a month off, of their choice, for a year's worth of on-time payments.  It seems like a nice gesture and I know this is often offset for the owner over the previous 12 months as far as the numbers go.  I am less worried about the numbers than the retention of quality tenants.  Any pro tips from the experts?  I appreciate your feedback.

We did a MAJOR reno on a rental from the 70s that had 100% differed maintenance.  Almost a full rebuild and finally finished after about 7 months.  Right now we are evaluating local cleaning services.  The quote was for $1050 which included, on paper, a very detailed cleaning with paint removal, etc. This is a company, not a person with a cleaning service.  Does this number sound high?  It is a challenge in our area to find services with this specialty, maybe an investment in the future, but for now what do you all think about the rate?  This would be at least one full-day job with about four people working, I think step one is backpack vacuums for the construction dust and then the rest.

WOW! BP has the best people.  I really appreciate all of this feedback. You definitely gave me lanfuage to articulate my perspective. Sorry I used the word argument in the heading, needed a simple word. We are not arguing about it, just discussing advantages and disadvantages.  I really am grateful for this support,  we are enjoying our team effort and this new journey.

What do you think is "better?"  I know that is a subjective term, but which of the options yields less stress and when do these options make sense?
Should you start your own PM company to take care of your assets or partner with an existing entity?  What are your experiences with this?  To someone starting out, what advice would you share?

My wife and I started a few companies.  The company that she leads is for flips, and the company that I lead is for rentals.  We look at properties as a team and evaluate their potential through those two lenses.  However, she does not see the value of rentals, especially since as of yet we do not have a PM, and worries that when we do have a PM it will have rentals that just pay for PM and office stuff.  She sees my company as a 9-5, or more, that is comparable to what I just left, stress included.  At two rentals we are not ready for a PM, but my plan is to pick up a new house every three months, rehab, and rent.  In this way, justifying a PM.  I get the value of the rentals, I have read the books and listened to all the BP shows, however, arguing for them, I come up short.  Any tips?  Thanks.

So, our first rental spoiled me.  It was truly "turn-key."  Our second is the exact opposite.  My original budget, for the $130k project, was $20k.  It is sliding up to $25k.  I just put in a new AC and am about to do finished concrete floors.  Some of the experiences I have had have been positive, but overall, it just has been one surprise headache, bad rafter(?), after another (Challenger Panel). My projections with all of the work is looking to be under/at $25k and I am just frustrated.  It has been less than a month since the purchase and everyone, overall, has been good to work with, but how do I avoid "feeling" hopeless about this project?  The profit margin on the rental is over 100% monthly and the flip profit is probably +/-$50k.  Being in the "weeds" like this is really eating away at my spirit though.  We picked up four houses last month, I expected the rehabs to be huge challenges, but I really stepped into it with this rental.  Just venting folks.  Sorry, if this is the wrong spot.  New landlord cutting my teeth and learning the ropes. I know this is a ridiculous statement, but I wish I had entered into this with a bit more "seasoning." :-)  I'm getting it now.   Just needed to get this off my chest.  Thanks for being there, you all are amazing.  I appreciate the positive vibes of BP so much!

I was thinking of a New Tenant Welcome Packet (Mike Butler) in tandem with a home inspection check.  My living "document" is taking shape on its own slowly but surely.
