Yes most of that stuff should have been caught in an inspection and hopefully a credit or repair would be given. .After most of the stuff is fixed the property should be stabilized and you can start saving that money.

Any one on here have any investor friendly lenders in the Nashville area? Working on getting a commercial style loan with a local bank which seems to be giving me a good rate but lender is working very slow and unresponsive most of the time.

If you are listening to Dave Ramsey he wants you to pay it of. If you are like most investors you are going to use your capital to create extra sources of income. Your loam products you will be able to use when you retire will be limited without having a W2 job anymore. I am a realtor in the Nashville area and the rental market is very strong. You will not have a problem finding a tenant. This is due to the influx of new residents and the rising home prices many are forced to rent. Running the numbers on some possible investment property's with your wife might put her mind at ease. You could easily take that extra money made off a rental to pay extra on your primary residence.

Hey Wayne there were a few duplexs hit the market in Lebanon Tennessee not to long ago all price right around that 300k price point. Let me know if you need any help looking outside Nashville

From the demand for rentals so strong I don't think so but only the market will tell

I see you bought your first property in hermitage There are many places in Wilson county that will cash flow pretty well. The demand for renters is very strong. If you are interested in looking in that area I am an agent out of Blackwell in Lebanon.

I do understand the the brrrr concept as a whole. This is the concept that does interest me the most. What I like about it most is the quick equity gain right away which I think is superior to just buying a ready to rent property. 

I just closed on a home the I intend to use the brrrr method. Hoping to get most of my money out but will be fine leaving some in the deal.

The question that I have for some of your experienced brrrr investors is what will add the most value when you go get the property appraised for refinance?

Are you looking mostly into comps in the same neighborhood when evaluating a deal and seeing if a deal would work?

I know other then adding extra bedrooms, bathrooms, or increasing square footage what else do you do to increase value.

From your experience do appraisers really care about when appraising your property?
