Hey everyone, I'm a first-responder in Philly and know every street practically. Look in Germantown. Multiple transit lines and I'm seeing people slowly discover it. Huge homes waiting for repair, you won't find that in the downtown area. Lasalle university is near by.

I'm not an investor, but do pay attention. My wife and I have been looking at buying a home for about a year in Philly. We have the means, just looking for what's right. 

I've noticed more fixer-uppers popping up. I didnt see that last year much. I'm wondering if some flippers are dumping off inventory due to interest rates rising and/or fears of the future market?

As well know with all markets, a drop can come quick and you'll see the flippers leave town in droves. Economists were warning of an inflated market a year ago. The current market is built on good employment and low rates. A recession should correct things and that is coming. The only question is when?

I think the bubble will form for a year longer still. Housing construction is increasing, finally. The talks of $0 down mortgages are appearing again. Poor regulatory cuts will super-charge the bubble and it will pop hard, just further down the road. Anyone agree?

Thanks so much Joe and Tim! Question, do you see inventory improving at all this year? We are looking in the 225-250k range. It's seems the millennials are averaging below 200k with their income and debt levels. 

Thanks again. I'll jump in when the right home comes up. Lastly, are you seeing more seller's assist of late? We have cash saved, but obviously would like the best deal we can get.

Hi everyone, 

My wife and I are looking for our first home in Philly. We like Mt. Airy the most so far. My concern is the pending recession which I feel we might be entering at the moment. What's the feeling out there with offers, is there more negotiation power for the buyer yet? Has interest rate increases affected potential buyers in your experience. 

Basically, do you think better deals can be had by being patient a bit longer?
