@Alex - it's not a TRUE BRRRR method.... the biggest difference between what I'm doing and true BRRRR as i read it in a book is selling when it makes sense to capture the equity increase. Being new to the bigger pockets forums, I'm not sure what I'm allowed to say, so I'll just hint VERY strongly... I actually joined the lowest level of a Texas based company founded by a guy named Del that has a radio show on Sunday mornings here in the DFW market. That said, i find more value in the Bigger Pockets forums which is why i post here.

So I just made my first BRRRR purchase last week in the DFW market. I actually started back in July and moved finances to be ready for a deal. After months of waiting, i found a property from a wholesaler that met the 1% rule, so i made an offer in the auction and won. Purchasing from the wholesaler was a competitive bid process and only allowed 1 hour for property inspection and submitting bids, and I won by a mere $700 in a competitive sealed bid- so i felt good about the purchase- UNTIL TODAY... and now i am getting worried. During the initial inspection, i simply didn't realize the property has pretty significant termite damage. In fact, 5 of the 8 rooms show damage and most of it is between 6ft and the ceiling. Now i'm trying to recover.

Background told, here's where i am asking for help from the community.  Knowing i plan to sell the property in 12-24 months to capture the equity, do i pay more for a treatment from a national company like an Orkin or Terminix that has a transferrable warranty?  Or do i go with ACME pest service that is likely going to save a few hundreds dollars and may or may not offer a warranty.

I'm obviously going to repair all visible termite damage as well as anything compromising structural integrity - but i want to minimize the financial penalty when sell of disclosing the house has been treated for termites.  Looking for more experienced opinions please.
