Hello @Dean Lynch,

Thank you for sharing your experience. I did read over their novel of rules and regulations. It sounds as though the population is not rental friendly. Thank you for the information though! Do you still invest in PA?

Josh,

The hyperlink below is what I've found expenses and income to be for the build, short term maintenance, and income as an Airbnb rental.

This does not include upfront costs to include surveyor, architect, HOA permit application fees.

Total application fees are another $1000.  My business partner has a friend who is a licensed architect and will give us a quote within the next week.  Last, I'm using an app called thumbtack to find a surveyor.  It would give me better insight if you know of any other expenses I am not currently thinking of.

We would like to build upon this organization with the land my partner currently owns. However, I'm still working the numbers on this deal. It is HOA run and has lots of specific costs associated with new construction.

I'm currently reading the Environmental Control Committee Manual, other regulations, and by-laws and restrictions. It seems that only SFH are authorized construction.

Does anyone know this to be true


Also, are there any investors who currently invest with Association of Property Owners of the Hideout, Inc? 

Have you (the investor) encountered positive ROI deals on their lots utilizing a business mortgage?

Not gonna say hoptown will be trending in a few years, but it’s gonna be worth it with the amount of good people who plan to increase value here!

I am brand new to real estate. I have spent 200+ hours listening to the BP podcast, performing research on real estate, and reading books to include the "ABC's of Real Estate". I am most interested in the BRRRR method strategy because of my homebase, Norristown. Many homes could use some updating, but not all areas are clean and drug free.

Last, I’m currently in the Army and serve from Ft Campbell, Kentucky. It appears most easy to buy a home in my local area to hold onto, but I haven’t met a property manger in the Clarksville, Tennessee/ Hopkinsville, Kentucky area for when I depart.
