@Casey Jones Thanks for posting up also. When you say its a buyers market, do you mean the property values are decreasing?

@Laura Williams Thanks very much for all your info there. This has given me a great insight to KC. Also your cool tip on zillow and the rent saves. Never thought of that. I have been looking at properties near Oak park northwest and they seem reasonable prices for 3 bed+ single family homes. I am unsure if this is a good region but I'm going to investigate more.

Im a newbie in the investment world and currently living in california, which is way to pricey to buy in. I want to invest in out of state and was looking at different cities. Indianpolis and Kansas city came to mind. Kansa seems like a more solid investment. I'm looking for a 3+ bed single family home for less than 100k as I think it maybe a solid starter packet to get into the investment world. Does anyone have any opinions on the properties in kansas? Is it a good renters market? Any particular areas that anyone would recommend. Thanks in advance to all for advice. Any help would be much appreciated.

Hi guys. I came across this post and am seeking advice also. I'm an out of state potential investor and I was thinking of buying a 3 bed 2 bath property on michigan st and hamiliton ave which is between Arsenal heights and englewood. Just wondering is this a good area. If there is anyone that I can touch base with on investment properties out there, I would much appreciate get touching base with you.

Hi @Steven Kennerley. Im interested in investing around that area. How did your investment property get on? Also do you think it easy for an out state investor to buy in that area?
