Hello,

I am very new and am trying to expand my rental property portfolio. I currently have an appreciation rental in Seattle, which is operating at close to a wash. I am seeking a rental that will generate cash flow. I am also seeking to fund it with a HELOC.Sorry for what might be a dumb question: Once I run the numbers on paying the HELOC back, the cash flow doesn't seem to start until the HELOC is paid back (in 5 or 10 years), is this the normal procedure? I am not understanding how the cash flow is obtained otherwise.
