I’m covering up ugly tile sitting on a concrete slab. 

Hi all.  What are your recommendations for LVP brands 12 mil and higher , under $4 sqft.  Class B property.  Thanks 

These are the tiles Currently in the bathroom. 

Hi all. Property Class B, currently has Terracotta/ Saltillo square floor tiles throughout the entire  house including both bathrooms.  The tiles have thick 1/4 in grout lines and don’t look too appealing. I will be placing LVP , but should I keep this tile in the bathrooms or place LVP over it ? Replacing the tile with a different tile will be extra labor cost so want to avoid that.  I always thought tile in bathrooms Worked best due to moisture.

Hi everyone. Could anyone share general contractors in San Antonio area they worked with and can recommend ?

Do I just look at the loan cost section of the disclosure to compare to the average 2-5% average closing costs?  if so this section comes out to be 3.8% of selling price. 

this is a more detailed breakdown in the disclosure. 
Loan costs
 
Origination charges (includes 1.9%fee) $4939

Appraisal fee and other services cannot shop for $1300

Title fees $2700

All other fees such as annual taxes , ho ins , etc . $8700

Thank you all for a wealth of information on here.  My question comes in regards to the closing costs. Everywhere I read it’s from 2-5%, but my lender , 30 yr conventional , investment property , has closing costs out of pocket $17k for 235k property. $9k total loan costs and $8 other costs. When the average range of 2-5% is mentioned is that only for total loan costs ?

I would definitely rather invest in local markets If it was more affordable and landlord friendly, but from my research opportunities in other states are much better. Single family in my local market is minimum 650-700k before renovations, multi family starting close to a million.
