@Brad Crumpton That's funny! We chose the exact same paint color😁. Now I'll get Behr to match it instead, thanks for the tip! It's good to know I'm on the right track. Once we paint the walls and the cabinets I'll get a better feel for the space and what still needs to be done. Toilets are definitely getting replaced, feels like you're about to fall on the floor when you go to sit down. Bad time for a trust fall! Luckily the outside of the house is in good condition. I just need to replace some shingles, and a garage door. Good luck with the renovations and working out in that heat, you might want to think about getting one of those wide brim straw hats and bring the shade with ya😉. I'm sure it'll all be worth it at the end. Thanks again for the advice Brad.

20k is my limit for how much I'm willing to spend on renovations. The tile is in good condition, it just looks dated in my opinion. I'd like to update the shower/tub so I'm looking for some cheap alternatives. I agree 100%, the wire shelving in the utility room definitely needs to come down. I thought I needed to replace all the appliances because they look so out dated and the plan is to rent the property for 2k a month which is reasonable in that area. I honestly think I got a great deal. People usually move to that neighborhood and never leave. The one I bought was a foreclosure. There is a smaller house in the same neighborhood, with a similar floor plan, and just as outdated selling for 279k. This one will cost me 245k if I decide to spend 20k on reno.

Thank you for the reply! I'll definitely rethink the recessed lighting based on your recommendation. Do you think I should replace the tile flooring in the bathrooms?

So I finally got my first property under contract with a conventional rehab loan. I'm including an additional 20k on the loan to upgrade and furnish the property but I'm unsure about what I should upgrade and what materials I should use to get the highest appraisal to refinance for the next property and keep a high cash on cash return on this one. I'm learning that the kitchen and the bathrooms should get the most attention but what to do in those rooms to keep them low cost and desirable by renters is what I need the most help with. The plan is to paint the cabinets, upgrade the appliances, and add recessed lighting in the kitchen, living room, and master bathroom. Any advice would really be appreciated! Thank you to everyone who took the time to read this.

Full disclosure, the floors in the kitchen look a lot better in the picture than they do in person. It is real hard wood, however, the rest of the downstairs is low grade laminate (good condition).
