I have a building with 6 units that I want to turn into 4 units. I have a quitclaim deed for the building but not the title yet. I have to pay 50k in liens first, then the building needs a total of 100k in rehab for a total of 150k. Its my first multifamily building so its impossible to get financing, but I want to sell the building to my mom for 150k and use the money to pay the liens and rehab it. She wants to live in the building and I know she will qualify for any mortgage. I just dont know if this is legal or if Im missing something.

I can throw in 5% at the most but I havent had a clue as to how to lower the risk other than stop being a full time investor and go get a career,  which kind of defeats the purpose

I am currently looking to purchase a building that has seller financing of 70%.   His building is leased up and is a great investment.   I was looking to take a loan to pay for the down payment, but every lender I have talked to will only take a first lien position and the seller will not accept a 2nd lien position.  Is there lenders that will loan for  30% or less of a property value and take a second position.  I have never seen it but it would be great to know that it is possible.
