@Eric Castelli & @Matt Conrad thanks for sharing. I agree with the sentiment, just enough to cover if total loss. What about partial loss? If there's a fire in the kitchen, and with depreciation, I only receive 50% of the cost to replace, then isn't that a problem?

I'm under contract right now for a 4-family in South City, St Louis. My objective with this landlord policy is to protect my investment, whether there is a partial loss or total loss. I've narrowed it down the choice between two carriers and there's a significant price difference between the two, as one offers replacement cost and the other actual cash value.

Purchase Price:202,500
Loan Amount: ~$160,000


Option 1: $1500/year
Coverage Amount: $205,000 - ACTUAL CASH VALUE
Includes: Liability, Earthquake, Loss of use


Option 2: $2,800/year
Coverage Amount: $500,000 - REPLACEMENT COST
Includes: Liability, Earthquake, Loss of use


I can't decide which policy is more appropriate to protect my investment. Opinions and advise is greatly appreciated.

I used Clipper Tree Service this spring and they were significantly cheaper than the competition. Check ‘me out!

What time will the happy hour take place?

Here's the update: When I heard about this opportunity, I was absolutely ecstatic! I met all the qualifications Jay requested in his OP: St Louis resident, POF, newbie investor, willing to give back to my community, and I partnered with an experienced investor to ensure a successful rehab. Bonus point: I was the first St Louis resident to respond to Jay's offer.

I followed up with Jay multiple occasions about this opportunity and he kept making a non-decision. By the time March came around, he finally confessed that he's handing the property over to an owner of a non-profit in Texas - an individual who didn't meet his own criteria or part of the BP community. Needless to say, I'm sure everyone who responded that first day and hoped to jump start their investment journey is disappointed.
