@Solomon Morris I know there is always more to the story than just the low prices. As with many depressed areas, there is always talk of the coming improvements and development to the area so buy now or you'll regret it later if you don't. I'm naturally skeptical but I will not deny that there are surely some knowledgable investors that are succeeding there. Seems like you just have to be willing to buy and hold and hope for the best. If there's any specific advice you'd like to share about the areas with the most potential, please do. Thanks for coming into the discussion!

Hi All,

I currently live in the NY/NJ metro area and I'm looking to invest in the Paterson area of NJ. I'm also being presented with an opportunity to invest in the Baltimore area with some trustworthy partners. I'd like to get some feedback on what is the better market for investing. I'm mostly looking to BRRRR but also considering flips as well. The Baltimore area is insanely cheap, which makes it very tempting. Homes can be had for 10k to 40k... The NJ area is obviously more money to get started but I feel that the long term growth potential is here in NJ. I'm also just getting started and that makes me feel like I should be more hands on with my investments.

@Tim Herman ..this is why I’m here. Trying to get a grasp on what realistic numbers are for deal analysis. This is a great tool, but you have to know what numbers to plug into it. Thanks for the input!
