@Mike M.   Do you have any references for your statement on WA State laws? I live in WA and have never heard of that restriction on contacting pre-forclosures. I'm not saying your wrong! I actually just really want to know if this is true...

@Sean White Wow Sean! Thanks so much for that advice and the detail you went into. I definitely am starting to see good ways to get started. I keep telling myself "if it were easy everyone would do it" haha. 

I'm one of those guys that tends to want all the answers before I go, but I know that right now I need to jump in and be willing to make mistakes along the way. 

I'm definitely going to do your suggestions!

@Adrian Chu Yeah I work at a great brokerage, they have been treating me well. There is some older realtors there that might be willing to work with me. I'll ask around. Thanks for the response!

Hey everyone,

I'm a new realtor,  I've been licensed for a few weeks now and am having a hard time trying to figure out what to do now. The past few months have been crazy, doing my schoolwork, test prep, interviewing with brokerages,etc... now all the sudden I'm here and am not sure how to start.

My family and friends are aware of what I'm doing. I have a few leads from them, more long term stuff though. 

What do you recommend? I've heard about making brochures and going door to door, or calling on FSBO's and Expired listings. If that's what I have to do I'll do it, but does that really work? What do you even say? I know the only way to win is to go out and grind. I just feel like I need direction. My Brokerage firm has been great. I'm getting excellent training on how to do my actually job. But just looking of advice on building a solid client base.

@Michele Fischer, I hope so. I am confident in my abilities if I can find good deals. Hopefully I learn more about that as a realtor! Thanks for the advice:)
