What's the difference between Tax abatement and Tax Credit? I'm in the St. Louis MO. area if  that makes a difference.

Hi Alan 

Your not being unrealistic, your right no more than a 2 yr. wait for a profit. I see this one a little different. I'll tie up 41-51K  to completely right out own and rehab this property in a area that range from $150 to lower 200's. Rent $1000-1500 area, I would always have a ton of Equity in the property. What do you think about that idea?

 I bought the property from the state it was $1000 but it needs about 40-50 thousand worth of work. The area is up and coming new homes are being built on the same block starting at 170,000. Surrounding area properties are being sold from 150-225,000.

I recently purchased a single family home that needs to be totally rehabbed. The financing for the rehab fell through. Does anyone have any suggestions on ways to fund a project that's not going to be your primary residence. ( 203k loans are for primary living)

Ideally I would like for it to be a rental property.  St.Louis Mo area

How do you get a distress property insured while it's undergoing construction? I'm in the St.Louis MO. area if it makes a difference.
