@Guifre Mora thank you for the advice, it is actually 7 independent 4plexes. All 7 are owned by a family. The only real way the deal works obviously is if the numbers work and that would require seller to pay closing costs or to lower the price. The 1.4 mil price tag on this imo is still too high. The more I’ve looked and been running the numbers, the less it’s looking like a great deal.

Yup I missed insurance costs, factored that in, and I plan on asking for closing costs to be paid by the seller.

This is for 7 individual 4plexes in Texas. All 28 doors are currently rented at or below the average going rate for the area. According to the agent and owners, all of the units have recently been updated and seem to need no additional work. I know that's probably not the case but that's the info I am basing off of for now. Some tenants have been in place for 5 years or longer. Any other questions feel free to ask. Thank you all for your help!

Maybe consider getting some kind of internship with property management or real estate office. Or any other field related to real estate. You have much more drive then I did when I was 16, good luck to you!

@James Wise man I really hope this isn’t true or some kind of misunderstanding. His YouTube videos have been a big reason why I have wanted to invest in real estate. I did a consultation on the phone with Morris Invest one time and did find it rather odd they would only do deals if you were an all cash buyer. It didn’t make sense to me but wasn’t in a spot to be able to invest anyways. So I just went on my way and never thought twice of it. I just hope he’s not on an episode of American Greed anytime soon. 🤭🤭

@Deonta Johnson I am in a very similar situation. I have what I believe is a great deal. Almost concrete numbers, and a rough variable on what the price could be. I’m just trying to secure financing to be able to move the deal further along.
