BPCON 2024 is only a couple days away!  Anyone else distracted at work, counting down the days until we fly to Cancun?

Thank you Ryan and Brittany, you are both correct. I have the appreciation play / minimal cash flow in Texas right now, so the Akron plan is to maximize steady cash flow. As of right now, all I see are properties in the 140k range with 10-12% CoC. That sounds good to me unless someone can articulate a better strategy for the area.

I am a small real estate investor in San Antonio, TX looking to diversify my portfolio with some long-term units in Ohio. I have landed on Akron as a potential. Since I am not local I am hoping some of the experienced investors can tell me which neighborhoods make for great rentals.

Not sure how his fees will compare with others in your search, but Robert Brown with Brown Law has knowledge with real estate. 

I personally use Liberty Mutual for insurance on my portfolio, their bundled packages are favorable.

Questions like this always deserve answers that are centered around what you as the individual investor want to get out of your investment property.  I have a few properties in San Antonio and will always promote it. But maybe you want more appreciation? Or maybe a higher cash flow? Sticking with just the state of Texas and the big four cities. Houston will give you cash flow, and a very large tenant population. Dallas will give you appreciation with some potential for cashflow. Austin is very expensive, so hard to find cash flow, but it will appreciate.  San Antonio is a pretty even split of steady cash flow and appreciation. 

That was very general, there will be good and bad pockets within each city. So best advice, wherever you land. Find a local team to help you out.

My portfolio is entirely in Bexar county and I have my properties spread across two property management companies. Both management companies have required me to add them to my insurance as additionally insured.  

I cannot speak for other investors in other areas of the country but it is common in San Antonio. 

My insurance company was very receptive to adding my property management and there have been no issues since, so my recommendation is to not sweat it too much.

Hey @John Daniels,

This sounds like a lot to take on for a first property. There is still plenty of good inventory in San Antonio without the headaches of resistant tenants. With COVID still going on, San Antonio will not lift the eviction ban so who knows how long that will last. That being said, everyone has a different tolerance level for risk. 

A lot of investors in San Antonio will avoid the South side but with the numbers you have in your post above you could get a 4plex with one bed / one bath each.
