I Live at the Jersey shore as well and might be interested in the (depending on the time commitment) -- Really hoping BiggerPockets network continues to grow in our area. Especially right now with all the beach rental investment opportunities in towns like Seaside NJ.

When you say Jersey shore, are you referring to Monmouth and Ocean County or further south?

In my experience, it can be a great idea if you are reaching for a particular number that would make sense. 

I just did it recently for a client of mine in ocean county NJ. In the end he ended up getting offers for both, but the rental market proved much stronger and he decided to rent it.
