I really never understood what was taught about wholesaling among those that do it and what is recommended by those here on BP... however I just don't think you can have a long term stable business built on deceit and fraud.  IE your sales tactics

1. say your a cash buyer when your not

2. say you can close in 3 days when you cant

3. Say your partner has to approve when you really don't have a partner you just have a list of people who you probably have no clue as to who they are or their abilities.

4. Long Due Diligence clause with the only intent to tie up the property while you try to find this buyer.

5. NOw this ghost ad crap... that one is really bad... put an add in when you really have nothing to sell and basically lie to people to get them to respond.

any way  just not my cup of tea.... and how anyone can think this is ethical business practice I think needs to do a double check.. how would you like it if someone is doing this to your mother !

 It is evident in this post that you are just not understanding the language of when to post a property to use certain language legally. It sounds as though you are speaking from a buyer's perspective and not someone who have needed to sell your contract interest using a 'no-money' strategy. I have read many of your posts in other forums; and I can see that you are very experienced. The post that I liked best in this forum is when you offered to give  a perspective to specific details if the individual starting this forum.

In addition, there are wholesalers in the early learning stage who may not have the best intentions when conducting real estate transactions; however, that is not to say that all wholesalers do not know what they are doing. 

When college graduates are hired by big companies to oversee a large segment of an organization, do they know more about overseeing that segment than the current managers who have been overseeing the segment for years? It is likely that they will have a learning curb (which could bring about new laws to govern certain actions.)

Life is full of experiences that people in general do not like. Business gets bad in my opinion when people initiate the actions of others from a negative stance. If you had a bad experience, that is your experience. It is VERY OBVIOUS that you did not start your real estate investing career when you had NO MONEY TO SPEAK OF. You certainly do not speak from a poor person's perspective. Your tone comes from above to look down on  people who are starting with very little means to propel themselves out of an undesirable state. Wholesalers are not bound by the brokers' laws that you were/are if the wholesaler is not a broker. 

When I am not familiar with a strategy, I read, look, and listen to learn. You are speaking as though your own experiences are THE ONLY EXPERIENCES that work. Have you heard of the successful investor *************? Ron LeGrande? Cody Sperber? The GURUS that you speak of who are legitimate and have changed my life, because of their messages and passion to help others? Did you ever have a real estate investing mentor that you were thankful to have come into your life? Where in the world is your compassion?

 Many people put ghost ads on Craigslist on this side of the country. It's common practice.

 Hi Josh. Check online to see if the closest real estate group has an online membership group, then join it if possible. Look under 'network' on this platform for larger cities near your home. You may find re investors near by your town. Communicate often. Increase your real estate education by navigating this platform. Search key words & phrases online to study concerning real estate. Note: Real estate investing has many angles. Choose an investing strategy, then learn the steps that you need to know to accomplish it. This will help you stay outside of the analysis paralysis zone. You will never know everything there is to know about investing, because things are constantly changing. If you have a Facebook account, try looking for real estate groups on there to join. Cody Sperber is an individual that you should research to see if his automation process & mentorship fits your personal goals for real estate investing. If money is a variable with starting real estate investing, Find methods to invest that minimizes your costs. Above all, use the grocery store analogy; and 'take in' the information that you find useful_learn it; and let other information 'stay' where you found it_forget it. Congrats on getting started! Keep Taking Action Each Day.

 I just read a comment in reference to my post. The reason I always suggest a closing real estate attorney's office over a title company is because the office should be aware of the law concerning real estate. The attorney's will keep you within the law. As a very active investor, you want to keep acquiring properties if your goal is to become wealthy, not rich.

Always remember to take posts as advice, or a suggestion. Always perform your due diligence for your investing strategies. Remember, you are not communicating with the 

mortgage company, or the federal government, your closing attorney's office will be. The office will know if your process is within the law,band will offer suggestions. Let them do their job. Your job is to 1) Stategize 2) Negotiate 3) Acquire 4) Contract 5) Close 6) Repeat

Opinions are just opinions. You always want to look at specific information to boost you forward, instead of tons of different opinions to create analysis paralysis.
