I have been searching for a home in Atlanta, GA for almost 3 years. However, I keep losing out to investors. I am going the 203k route and looking for a place to flip to reside in. Does anyone have any good ideas on how to find home, or how to beat out investors?

I am going the 203k route, but investors are coming with cash and getting their offers accepted. I am even placing higher bids at times, but I guess is more enticing.

I am looking in the West End (Fulton County), but open to a good fixer upper in other areas. This is my first home that I would like to flip and hold! I honestly would not like to spend over $100k for something I would have to go in an gut. However, if the home and area is right I would pay more. My all in budget is around $275k.
