well, the good news is you have many options. you need to have a goal and a plan at least. do you want cash flow, appreciation, depreciation , etc.

We are a private / hard money lender. we use our own funds for deals. we do fix-n-flip and will consider new construction. rates start at 11%, points start at 3 points , term 3-6 months- Asset based lending. Quick approval and Close if we like the deal.

We consider first time investors

You deal with 1 person to underwrite and approve the loan

Hi, hope that this finds you well! I have a Malibu Beach property I negotiated down quite a bit and am closing on next week, but I really don't want to go in on the down payment solo. I got it down about $1m to $4.2m, it's valued around $5.6m, and it has a proven multi-year $30k/month rental history from being on only 2 of the 35+ short term sites, so my plan is to put it on more, like I've done with my others, as well as open it up to productions for film inbetween to hugely expand the monthly income.
