 This is another great idea. In this same vein, take on a partner that will help bring the asset up to market condition & value as well as manage the property. Even if you give them a healthy equity position you would still be able to grow and take advantage of the equity moving forward.

Thats a good question and I'm not sure of the answer. My initial thought (not being a tax professional (barely a tax amateur at this point)) is that it would depend on how long they've owned the asset and how much they depreciated. In the unlikely the event they are just learning about depreciation or heard about it recently, the recapture would be minimal. That being said if he's owned the assets for over 27.5 years and is thus completely depreciated, is beyond recapture? No idea, though If anyone does know I'd love the info.

I'm beyond my realm of actual knowledge but I BELIEVE the objection has to do with imputed interest: interest that IRS assumes you are collecting and will tax accordingly. They might be two separate objections but I'm not sure, I believe 0% is legal.

Probably unpopular opinion but he could put the portfolio in a trust and seller finance the whole thing to an investor willing to put the work in to bring it up to market value. This is great info. I wish it were a touch easier with a nice blanket CAP rate to work with but in the long run it will help with having a more in depth knowledge of the market. Thanks!

Hi all, 
I've been using batchskiptracing to get my data but Ive only gotten about 30-40% of the numbers back. Of those it seems like they are 75-85% accurate and I'm fine with that. With the remainder of my contacts though I'd like to skip trace them elsewhere. I've heard terrible things about REISKIP which stinks because I would love to support Max Maxwell but what else are people using reliably?

Hi everyone,

I'm new to working on Podio but so far I do like it a lot. I'm wondering if there is a way where you can integrate propstream into the lead similar to the way that zillow already is by default. Ideally it would push the lead's address and get into the details tab. Any thoughts or experience? Thanks!
