I have a pre approval for a conventional loan at the moment but I would like to know what things do you look for when seeking out a hard money loan? Why are some better than others? And how does hard money over conventional help you on deals?

I have been been in real estate for almost a year now; and have been submitting offers, analyzing, and contacting realtors and sellers trying to lock up a deal. I have had no luck so far. Is there any advice you can give me to close my first deal?

I have been trying to lock up my first deal I don’t tampa, FL but I keep getting beat by cash buyers. Is there anything I can add to my contract or offer to beat out the competition? What have you offered to beat out competition?
