One of the top brokers in the area is Kim Hampton.  You can find here here.  Her team helped me find my last property.   Amazing people!

Congratulations on your first rental property!

I have been using Cozy for almost a year now.  I enjoy its simplicity and features.  I post one ad and it will share it to all the major rental sites.  My tenants can pay rent and other fees and more.  It's worth checking out.

That's what I was thinking.  Thanks, @Kevin Leonce and @Jenni Utz

So we finally closed on our Triplex. (What a journey that was!)

There is a tenant in one of the units and their lease isn't up until October. The previous owners used a PM company to manage the property.  I know we have to honor the lease but do we have to redraft a lease with us as the new Landlords to be legally binding?

Thanks in advance for the help.

Hello my fellow BP family!

I hope the holiday season has been good to you so far.

My business partner and I are looking for a good attorney in the St Pete/Tampa area to guide us in successfully forming an LLC with some investor friends of ours. If you know of anyone or have worked with anyone, please let us know.

Thanks,

Good afternoon fellow BP members,

I have been combing the internet looking for a great online real estate school (Florida License) but don't know which one to choose.

Is there a school you would recommend to me?

Thanks in advance,

AC

Glad to hear you are taking massive action to change your situation.

Tyler Sheff at Cashflow Guys is in Tampa. He is extremely well-connected in the real estate world and has a very good podcast. Contacting him might really pay off.

 Thanks for the great tip.

One tip I always recommend to investors especially when it comes to small Multifamily is to check with local zoning department to make sure it’s a legal duplex, triplex, quad etc etc. a quick phone call or visit can save you a lot of headache. sometimes if owners don’t stay current with things like business tax properties can loose their grandfathered status and a quad might now only be able be used as a triplex due to new density or parking requirements.

No doubt zoning is a key factor and now on my pre-quilify/due diligence check list.  Thanks for the great advise!
