I just had an offer with a listing agent let him have both sides and just wanted to lock up the deal quickly so I went in 5K over 250k asking price and I received a signed contract from seller for 255k, four hours later I get a call from agent to tell me a 285k offer came in and seller likes my cash offer better if I can go up to 270k than the property is mine and will come off the market today after walking property once more and justifying the increase I agree and we both sign again and I check MLS and its now showing under contract.

Four hours later right before bed I get another call from the agent to tell me bad news, that the seller now has a 325k cash offer is going to take that one, I told the agent if it doesn't work out don't call me because I was at my max on the property and I have no faith in it ever being a done deal at this point.

Any recommendations for accounting software for multi unit rentals?

Also looking for a software to find property owners for properties mainly 3 units and up

I’m a Broker in SWF and I’m also an investor, and have several properties that are Short term rentals that are doing amazing, call me if your interested and I can walk you threw the areas I prefer and I can send you listings that are rentals without restrictions preventing Short term rental.

I’m having such a hard time getting the right person to take care of my Quickbooks and file taxes for my Real Estate investment business I’m in NJ and I had the same accountant for 25 years and he retired two years ago and I cannot find anyone that can get my books corrected, I have hired a virtual to rebuild all my QuickBooks for 2018 last year and it was a complete failure and now this year I have hired from LinkedIn to try to get 2019 corrected to move forward in 2020 and I can’t believe that its going badly once again, they are reconciling 2019 but the P&L makes no sense and I cant make a report that shows any individual properties expenses when I put every property in its own class before they came out with project tracking, nor can I see what my company expenses are minus the project costs.

If that’s not bad enough my net after all expenses combined for the year are showing more then double of my income after COS, mortgages, ETC.

Can anyone recommend a good accountant that has a staff to repair QuickBooks and file taxes for an investor that has rentals and flips?
