Happy New Year!

Wow , thank you so much for that insight ! You and I share the same sentiment about why I'm wanting to get into multi family . I want to retire my wife and live the life I want with my kiddos too. I'm not a flashy guy I still drive the same 19 year old pick up truck I want to be able to leave something for my kids when I'm gone . Think multi family sounds like the kind a group a can grow with. I've always known that going it alone in MFR is tough and that's why I'm glad BP is around to get this kind of advise. I'm a Pay it forward kind of guy I would love to be able to teach Newbee's coming in everything I know . Congratulations on your success and I hope 2019 has much more ahead for you.

In 2019 I'm planning on attending a live seminar event but im having trouble deciding which one. Im focused on MFR's/Syndication and I've narrowed it down to 3 events from 3 different people. I rather have 50% of a deal than 0% of and deal or whatever the percentage is. Be open to JV and partnerships.

I would check and make sure there no outstanding liens on the property if there's an HOA You'll want to know that number or fee and if the HOA has a lien against the condo, Who knows maybe the previous owner didn't like the HOA so he never paid his dues ? You should probably find out if the property is owned free and clear is their remaining mortgage? All in all sounds like this can work out to your benefit. I think the play here is to try and get owner financing with a small down payment and let them know that you will be fixing up the property and updating it. This has to be a win-win for both of you , you have to be comfortable with the price and terms and he Has to be comfortable with it also. Keep in mind he just lost his brother so be sensitive to that and don't go in to this being greedy going in to this asking him how you can help him.

@Mike F. Honesty is always the best way to answer. I've pulled money out to start a gym, to remodel my kitchen and to by another property and guess what my bank went the extra mile and had a customer who sold gym equipment and I ended up saving thousands of dollars just because I answered honestly. It definitely paid off to be honest . Now if they just knew of a great off market MFR deal that would be amazing! Lol!
