I'm an agent trying to show a house to a client but the listing agent refused to answer the phone, texts or emails and kept declining my requests to view the property with no details or reasoning.  I have reached out to the broker but they have not responded either.  Listing agent finally responds several days later and first he says he had COVID, then said he was on vacation and the house now has an accepted offer even though there's nothing about an accepted offer on the listing.  Is there anything I can even do about this?   Is this perfectly legal or is it a breach of ethics?  

Yawn, what typical internet answers, absolutely no help at all.  Don't know local laws, don't know the lease, ok people don't post their local laws and their lease when asking questions.  If you can't answer the question, move along.  

I purchased a single family 5 years ago and have been renting it out ever since to students.  It has been going well.  It's not without it's headaches but it's worth it IMO.

So after a lease with 5 tenants ended, I made deductions from the security deposit for the removal of furniture and cleaning since it says in my lease the house did not come with furniture and tenant must clean the house completely which was not done.  I agreed to pay for half the cleaning bill but one of the parents doesn't want to pay for anything and is saying all tenants don't want to pay for anything of course even though it is clear they should not have left anything behind.  If they decide to take me to small claims court, do they have to do so with all 5 of them as a united front since the 1 tenant who cashed the check has basically already admitted to fault?  Basically, since the one tenant already cashed check, can the others even take me to court for this?  I'm confident the lease and related conversations will show I was correct in my deductions but it is still a headache.  Thanks in advance, bigtime BiggerPockets fan.   

Post: Decks have no permit

Hey everyone!  I am about to purchase my first home that I will be living in as my first home was an investment.  However, the home I am going to purchase has 2 large decks in the back of the house and neither of them have permits!  They are pretty big decks and look like they are in good shape but the footings all need to be redone and the structure in compromised in a few areas so I could never get a permit now without some serious repair.  

For example, the deck is attached OVER THE SIDING, as I mentioned all footings need to be redone.  

Is this going to cause a problem for me?  

Is there any chance that after I buy the home, the town makes me take both decks down?
