I have only done a couple of houses so far and mostly cosmetic work. Only thing I have needed permits for was full re-pipe which the plumber pulled.

I’d recommend turning this into a Gantt chart which will better show the prerequisites and estimated duration of each task. And allow you to more easily shift things as needed. Definitely identify anything you need to order that may have long lead times right now such as appliances and cabinets as mentioned above. Good luck!

Hi Karla - if you have a decent property in a decent location you will not have trouble renting it here from what I have been seeing. I have lived in 32208 personally and I would say there are decent rental areas but also areas you should absolutely stay away from. My suggestion would be to make sure you have someone you can trust with actual boots on the ground to ensure you don’t end up on the wrong street. Happy to give my 2 cents on the area if you find any specific properties that meet your criteria.

Need some advice -

Rental property in Madison WI, lease August 2019 to August 2020. Tenant lost employment and informed me of difficulty paying rent starting in March. He offered to move out to a smaller/cheaper place he could afford if/as soon as I could find a new renter. Given the typically August to August lease cycle in Madison and the pandemic, I was not able to get the rental filled with a new tenant until August. Tenant moved out to more affordable rental at end of May and we agreed I would keep all security deposit to cover June rent and would discount July by $500 (of $1800). Tenant now confirms they will not be paying anything towards July. Anything I can do? Is it worth small claims?

Sorry for the late response - I used Just Floored last week. Easy to deal with and did a good job. Going rate around town seemed to be around 3.75/sqft for companies catering to homeowners but I would think you could get lower with the right contractor
