If the housing market falls how does that affect a landlord vs a fix and flipper?

If my long term goal is cash flow maybe I'm not understanding how would that affect me?

Thanks for your advice you guys I've had a few opportunities to acquire smaller complexes and hesitated pulling the trigger on the deals and missed what I see now were some great deals

I've been investing in SFH real estate for a few years in Dallas Tx in the past few years I've picked up a few duplexes but at what point should I focus on obtaining smaller apartment complexes? How would I become more knowledgeable about the ends and outs of small multi family complexes and managing responsibilities.

Im not in Fredreicksburg area however I've recently started investing in the Dallas area which I live and experienced multi family duplex was the better option for me. 1. Two units two incomes

2. One tenant moves the other is still there making the note

3. They are very close in price.

4. One location for rent and repairs.
