Sounds like some good Plans and inspirational stuff I just wish we had homes anywhere near 55,000 here on LI. In my area for a decent size foreclosure home it is an average of $200k + it's so hard to come come up with the extra money for that.

I am an Agent in NY and can say people constantly walk out on deals for any number of reasons and I still work with them on future endeavors and I do not get mad or take it personally. It's your money, and your investment. It sounds like they may not have your best interests in mind. And if they do they should be happy and consider themselves fortunate to have you as a serious customer/client. Did you sign Agency disclosure with this agent? Is he/she working as your buyers agent or sellers agent? If they are SELLERS agent the. They are working to get the seller the best price possible. If you sign BUYERS agency then they will work with you to get YOU the best deal. So be wary of that.

this was super helpful, thank you. As a Realtor I know I could easily birddog but I am still unclear as to the best way to wholesale a deal to an investor. I see a lot of  talk of flipping the contract to the investor but how exactly do you secure a contract for a house you have no intentions on keeping? And what happens if you do and the investor decides not to close?

What steps do you take to ensure the closing will happen? And are most of you using transactional lenders, or different ways to obtain contract for investor?

If someone can point me to a guide as good as the 7 step bird dog guide, that would be great.

Hello everyone. I am new to BP and Investing, but extremely motivated. I have a full time Job in Health care but also work part time as a Realtor and have a really good grasp of my local market. Unfortunately, I already own a home with a maxed out HELOC that I purchased in 2006 when the bubble burst, so I lost a bit of money there. Between my full time Job and commissions I make good money, but Living on Long Island with two kids and a family is expensive and I do not have any significant amount of money to put down at the present time. I definitely made a mistake with the home I purchased 9 years ago and if I had the knowledge I have now, I would have purchased a House with rental income to begin with.

So my current situation is, I want to get started Right away but have an existing mortgage and No cash to speak of to put down. What I do have is a lot of Knowledge of my local market and the ability to search for and to see many homes as a Realtor, and the ability to earn an average of 2% Commission to invest back into the deal on any home listed on the MLS.

What are my best options in this Situation?  Ideally I would like to Buy and Hold.
