From my experience I would do a SFR. I have multis in my rental portfolio and will not buy any others. The turnover on the sfr isnt as much as the multi in my experience. I feel the tenants take care of the sfr better b/c they actually treat it like a home.

Also for exit strategy I agree with @Rodney Kuhl. You have a bigger pool of buyers. You can sell the house retail and not limit yourself to your Investor buying a 2-4 unit.

welcome terry. My projects are in the chicagoland area as well. I took the same path as you, I wholesaled deals at the start of my career and have developed a fix and flip business since. For fix and flips make sure you have a relationship with a contractor that you trust. Make sure to get references from this contractor before you use them. B/c if you pick the wrong contractor it could shrink or eliminate your profit all together.
