Hello All! I have bought before using owner occupy FHA loans on duplexes and house hacked them In the past but I am getting some push back from the banks on using FHA owner occIpy for triplex. Does FHA owner occupy exists for 3-4 unit property and if so can you recomend a bank you had success wIth In past? Thanks in advance!

Hello ALL! Thanks in advance for your replies. I house hacked a duplex and it is now time to refinance out from the FHA owner occupy into a CONV loan. My question is should I use the same bank that owns the loan to do the refi with? The reason I am skeptical is would the same bank be hesitant to give an appraisal that would now remove PMI as it means less payment to them? Also, would the same bank be hesitant to give a better rate than I am paying now as it means less payment to them? In other words to me it seems there is a conflict of interest for the same bank to refi me as in the end if done correctly I should no longer have PMI and a lower payment both of which is less money for the bank. Thanks again for any advice.

I honestly didn't know that was still an option.  I will do some more research, also hoping some brokers will see the post and respond.

Hello Everyone,

I am new to BP and have a question. I am an investor in Central NJ who has my real estate license. I have been investing in properties for over ten years and just recently took my license from referral status back to salesperson to have quicker access to MLS and homes with lockbox. I am looking for a brokerage who would allow me to hang my license even if I do not plan to sell any homes. In other words the only deals I would close would be for my own investments. I would be willing to negotiate sharing whatever the cost is to the broker for allowing me to operate under their name. Is this an abnormal request?

Hello All,

I am finally fortunate enough to need to bring on additional help to handle the work load I am tasked with in the Middlesex County area.  I need to bring on at least two more skilled workers who can handle all the basics and more if necessary (Paint, sheetrock etc.) If you have someone you recommend or someone you know if looking for additional work send me a message and I will contact them.  Thanks for the help in advance!

Thanks for the input.  I received quote for $1200 to remove plus I am going to have to buy a gas furnace and convert not to mention the landscaping repairs. It seems however that the majority believe this will create more traffic and potentially more bids when I got to market.  Anyone think it is a good idea to just list the home and see what happens?  Could always take it off the market and replace the oil tank at that point.  Thanks again for any input.

Hello All,

It is about time sell my primary residence and I am on the fence on what to do with the in ground oil tank.  There is gas in the house so I can have the tank pulled and convert or leave it and go to market as is.  Pulling will be costly and time consuming but I am curious to see what others in my area {Central NJ} think and if they have run into any issues with in ground tanks.  It is fiberglass and is currently being used without issue.  Thanks.
