How much do contractors usually charge per sq ft in the Philadelphia area looking for ball park figures. I’m hearing a full gut is the way to go to start fresh

@Andrew Beauchemin yea but with the market so hot you will make more money renovating and holding the value tripled since he first got the property

I have a partner who owns a small community church in South Philadelphia probably the best up and coming part of the city. Now I'm trying to figure out should we pull the rehab money from HELOC or an outside source then cash out refi and break down the profits.

@Jaysen Medhurst Then what so you do when it come it pulling equity out the house because to my knowledge FHA loans dont help toward renovations

So where do you start if you never did real estate before? If this is your first deal and your looking to try to use hard money lending to fund it what are the steps you take to make this a success?
