Looking for contractor recommendations for a full gut rehab.

Thanks,

Looking for tips on finding your core team, specifically contractors, when investing out of state. Currently, overseas on military orders. Typically, I find properties that have been rehabbed and look up permits and find contractors that way or through word of mouth. My current situation doesn't allow me to find contractors by looking at houses and its not really feasible with scaling. What tips/tricks do you use for finding contractors? If you rely on recommendations from another member of your team, how do you operate when they decline to give you the contractor's info because they are too busy? Thanks!

I'm looking for PMS recommendations that will generate financial reports for my clients (property owners) at the end of each month. It would be nice to allow the clients to have a separate login, but not a requirement. I'd like them to see a booking calendar as well as financial data so they can track the health of their business. I like Hospitable because of the AI and automation features, but I'm not sure it works well for property managers needing to report back to property owners. Please let me know what you recommend!

Haha! I'm sure you've seen this before....they're also called stock tank pools. Looks like this.

 I gotta say, I kind of love the cowboy pool now.  Learn something every day.


They're unique and pretty cheap to set up. You can actually connect an RV water heater to them and convert them to a hot tub type situation. Can be a vibe for sure haha!

@Jude Cineas Congratulations!! Can I ask who you went with for your pre-licensure course? Was it online or in-person?Looking into getting my license as well!

 Yeah, I was thinking the same thing haha I definitely think it could be done with the right systems, people, automations and tech in place. I'll be back by the bnb in December for a month or so and may make the leap then. Appreciate the feedback!

 What do you mean by "great property"? Are you talking views, layout, etc.?

 No, that is a part of it, but the current PM has grown too big for their own good. Also, they've taken away the financial performance insights for my property and when something breaks, they charge an arm and a leg. I've found every repair person that I've needed so far.
