I have not used crowdfunding in the past, but thank you for the inquiry/recommendation.  I was able to get this deal closed, so I am no longer in need of funds.

Thank you for the input.  The terms could also be interpreted that to say - "as short as 2 years."  There is a home on the land leased back to the seller, but the value is in the land, and the home will eventually be torn down for commercial development.  This is not your traditional hard-money loan, and a smart lender will see no need for the property to produce income.  There is $1 million of equity backing this loan.  A default & foreclosure would be like winning the lottery for the lender.  This is virtually a zero-risk loan that provides a great relative return for the right lender (not someone looking big returns in exchange for huge risk on an investor with minimal equity).

Investor seeking $250,000 secured financing for $1.21 mm land acquisition. There is no other debt on this purchase. THAT’S RIGHT – the Loan-To-Value on this note is 20%! Appraisal will be provided. The note will be backed by a FIRST LIEN secured interest in the property. There is so much equity in this deal, you CANNOT lose!

TERMS: 8% annual interest / interest only (payment frequency flexible) / 2 to 5 year maturity / NO Up-Front Points or Origination Fees / No Pre-Payment Penalty / Non-Recourse Loan (IRA money involved) / Closing Date – 9/30/2015
