There isn't much of a spread between the market/after-repair value and the contract price (10k at best). I don't know the current value of the home because I don't know what it would cost to repair it. I was trying to decide whether or not to just walk (losing the amount I spent on inspection) or spend more money to hire an engineer to give me an estimate to repair. Do you know if there is an "average" cost to repair foundation slabs?

Are these properties with 1% rent-to-purchase price in Raleigh? Are they listed in the MLS? Most of the properties I've seen listed in MLS are listed quite a bit higher.

Hi,

I am in the process of purchasing a duplex in Raleigh, NC; however, after getting an inspection report, I have my concerns. There is a crack (relatively small) in the concrete slab, but the crack runs from the front to back of the slab and is visible through the tile floor of living room, dining room, etc. There is also evidence of termite infestation (mud tubes in foundation wall).

The rent is a little more than 1% of the purchase price; not great, but maybe OK for the Raleigh area. What would you do? Would you walk or spend more money to get an estimate of cost to repair and then decide or something else?
