So, a couple questions for you are all 4 units currently rented? Do you have all of them on MTM or longer leases?  Are the other 2 units at market rate or above it how did you come to find market rent? What's your plans/goals with this property. What's your tolerance on risk?

CE workshop is what I used to get my License you just select the state and read what your actual requirements are, and it gives you a step by step walk through.  

I jumped straight in and went with Stessa before looking into everything. I like Stessa with how it sets up separate bank accounts per each my properties I don't like that it doesn't give the option to have like maintenance request or repairs from the tenants. I also don't like how long it takes for the checks to clear I do use the free version and takes about 5 business days to clear. 

 I thought it seemed familiar😂

 Sadly, at first, I did not until I've just started listening to the podcast to hear your experiences. 

Thanks and yeah I'm from the jackson Tennessee area and my goals are to scale up on long-term rentals. I'm thinking multi family units and to quit my 9-5 that always has me working over and spend more time with my 3 kids and wife. So any advice is appreciated look forward to everything bigger pockets has to offer.
