It is about the finishes.  I think what we are trying to do is hedge the HVAC issue.  It works fine but is at end of life based on age. 

You are right - the buyers want the finishes or appliances but will want the HVAC after the inspection.  The two $$$ things.

So what is my strategy???   

Been on the market 6 days.  

Realtors are saying they are showing 20 plus houses to buyers then when a full rehab home comes up there is a bidding war.  

I feel like adding a new kitchen for $20,000 would get me a $225,000 buyer but ...

Great advice.

I think $210 with new HVAC falls in line with my initial thoughts pre list.  I got carried away with the market.

General area comps since 4/1/2020  12 pendings and solds    -----   similar sq ft but not similar age

1950's and 1960's block or brick homes with some updates range $190,000 to $$205,000,

fully renovated 1950's - 1970's new kitchen and new floors,  HVAC  range $220,000 - $235,000

My house is 1990 more contemporary home in a pocket of 100 homes approx.   New construction pockets in this area at same square footage $250,OOO ish 

I feel the showings are coming from the $180,000 to $200,000 pool that are now priced out of the market.  

I appreciate all the advice I can get.  20 years in real estate but can still learn.

Listed my son's home on Saturday for $220,000.  Jacksonville Fl area.  Very little for sale in the immediate area for under this price.  HVAC working very well but original to 1992 Home.  Appliances working fine but again not up to date.  I reduced $5000 to $214900 after 10 showings.  He is willing to put in HVAC and appliances at a cost of $7000.  Just refreshed home at $5500 cost.  Our target range is $200,000 - $205,000 after the appliances and HVAC.   Buyers in this area have really missed the opportunity in this area to buy a reno for similar square footage for under $215,900.  Feedback from agents, needs HVAC, could use appliances, then some minor stuff and priced a little high.  Advice please ...
