If I am understanding correctly, you use a cash value life insurance as a savings account? How does that work?

The way I look at it is this: I have an 8% "savings account" in a properly structured cash value life insurance policy so while I am looking for my next deal, my money is growing at a good rate tax free. 

Financially astute people don't do what the masses do. The masses have been taught to study hard, get a good job with a 401k and save money in the bank. 

I don't have a job but I have apartment units that pay my bills. My "safe money" grows faster than in a bank. And my wealth grows exponentially everyday through buying more and more apartment units.

what do u mean by taking a loan on your 401k?

Hi guys

I put a house under contract and now want to purchase another home that is coming on the market. I can buy both of the properties, but I prefer to only keep one of them right now. My loan has been approved, both properties are about the same value. Closing is in a month. Can I still assign this home to a another buyer? The home I put under a contract is an amazing home in great condition and the location is fabulous too. I just like a the other one a little more.

If I am not able to assign the contract, I will just purchase the property I currently have under contract.

Please suggest if and how I can assign this contract even though I intended to purchase it myself initially.

Could you please suggest an investor friendly real estate agent in Philadelphia, PA. I want to invest in properties in Philly and surrounding areas. 

I would also love to hear your experience in the the city or state of PA. What areas do you stay away from because they are considered war zones? What areas are hot right now? And how you calculate your ARV?

Hello

I am trying go wholesale a few properties  want to have reference for the purchase and sales agreement and the assignment contract. Could you please share what these contracts should look like. And does the city or state, you want to wholesale a property have an affect on the verbage of these contracts?
