Yes I invest out of state and I am a CA resident

I personally helped a client who I recently sold a home for in the same situation. If they have the proof of funds and are willing to pay the full amount up front, usually they are being transparent with you and really want your home. Sometimes spouses get out of bad situations with their ex's and now are trying to figure out life outside of that marriage. This is actually more common than you may think. 

I am a CA resident but have invested in MO, AL. There are many good markets out there outside of CA. CA does have its opportunities as well.
