Hi all, how do I price a commercial office condo located in an exclusive historic district? The comps for other areas are much lower and don't reflect the prices of the neighborhood commercial properties. 

The condo is in a mixed use building with commercial ground floor, townhouses above.  It's the only mixed use building on the street.

The townhouses are sellable at around $420/sq ft. Does that apply to the ground floor commercial?

That's great.  So you use the hotspot instead of Wifi?  That is perfect for those places where you can't get the line in. Where can I find Calyx?

@Chris Watson If you can get Sprint coverage at your location, I can get you hotspot for $50/1 line.  Add lines to your account, it gets cheaper. Each line gets its own 15G high speed. (You'll also need a Sprint-compatible modem.)  But you are right, hotspot is not intended for streaming audio, video, or picture, hence the throttling, and you will be throttled at 15G per line--slowed down to what used to be awesome but is now torture! (Message me if you're interested. Full disclosure, I will make tiny profit from each line.)

I like how you handle that with tenants. I'm not sure enough landlords are aware of how hotspots work and then tenants have a bad experience with "wifi" (after binge-watching netflix on their own device) and write a bad review...I haven't written a bad review myself, but I have been frustrated on some of my business trip ABNBs with the "wifi".  I'm wondering now if the apts were just hotspots!
