I'm sorry that you had to deal with these problems on your first rental.  In addition to the good advice given you might consider reaching out to the turnkey company who handled the sale.  They want to know about the performance of the in house property management and may be able to offer a solution.

I am planning on purchasing a SFH in Winston-Salem and want to have a sewer scope done prior to closing. Can anyone recommend a company or plumber who does these? Thanks!

If a large oak tree branch on my property is over a neighboring property they have the right to cut the limb but am I liable for the cost?  Also am I liable if the limb falls and causes property damage during a storm?

I am attempting to avoid a neighbor dispute about an oak tree branch hanging over their property and would like to consult with an attorney to be clear on the local law.  Does anyone have recommendation for an attorney in New Orleans?

Have you also looked into property and flood insurance rates? Many major insurance companies are not writing new policies in New Orleans.
