 YES! all of the above - vacation and long term renters, primary and secondary home buyers, flippers, and buy and hold investors. Whatever comes your way, let me know, and I can share it with my clients! Thank you David!

Looking to capture the influx of city folk flocking to the suburbs?!

I’m looking for residential real estate investors (short or long term leases) and property managers in the Lake Geneva and the surrounding Southeastern Wisconsin area!

Post: Why are you refusing section 8 vouchers?

As a member of the Wisconsin Realtor’s Association, I joined the cultural diversity committee after reading “the Color of Law.” I do believe everyone working in real estate should read this book.

I’ve just finished reading “The Color of Law” which is an eye opening look in to government sponsored segregation through housing policy. With section 8 being an actionable step in the right direction, why are some landlords refusing it? The inspections I’ve experienced look for things I’d demand for my family. The allowance for rent meets or sometimes exceeds market rent in my area.  The tenants are often more qualified than market tenants. They often have incomes 6-8x their portion of the rent vs the 3x I typically require. Aside from places where vouchers don’t match market rent, why aren’t you taking section 8 tenants?

@Joe Sroka

These are called “Condo - Tels” because while you can own them as a condo, it is first and foremost a hotel with a water park. So you pick which days you want to stay there and the rest of the year the hotel management uses your condo as a hotel room, renting it out on your behalf. Let me know if you’d like comps in Timber Ridge or the Lake Geneva Area (they also do this at several other condo-tels/hotels in the area)! Happy to share more.

@DuBois Othero Toy my bets are on July. I believe that is when the vaccine should be available to everyone - I read that here:

https://www.cnbc.com/2021/02/19/dr-fauci-healthy-young-people-can-be-vaccinated-by-the-end-of-summer.html

(Note: not attesting to the accuracy, just referencing)

Regardless I think by then better weather will help on all fronts : gig and tourism economies, travel, …general freakin morale maybe too? Who knows.

I don’t know the answer for sure, look forward to hearing if someone else does!!!

PS regardless, be aware that WHEN the eviction and forbearance moratoriums let up, there will be:

A) the people that were in trouble to begin with

B) the people that have suffered during COVID

BOTH being forced to move/act. We will likely be more overwhelmed and stressed, wishing we were back in this waiting period time. Be prepared, not scared! We’ll get through this transition folks!

These sellers want to skip putting their home on the market and having tons of people walk through their home, in hopes that an interested investor will make an offer instead. They've got their next home lined up, out in NC.

Property is in great condition. They converted basement storage to bedroom, since it had full-sized windows. Highly desirable area close to many amenities.

Let me know what you think!
