Clint, thank you so much. To my knowledge, Terrebonne moved to online since May of this year. 

Does anyone have insights on how sheriff sales are conducted in Louisiana? I thought that these were in person until recently when I read a news article that Senate Bill 140, which passed in 2023, allows sheriffs in Louisiana to conduct foreclosure auctions online. Will this be  anew trend soon? Additionally, how will it impact the sale prices? I am guessing that with the online sales, the prices will definitely increase as there will be a larger participation

Another suggestion is to take mortgage on your investment property ( it's called cash out refinancing and will have a fixed rate) and pay off the variable interest rate HELOC. I have done this a few times myself!
